Experience: Minimum 10 years experience in facilities management, real estate, environmental health and safety (EH&S), building systems and grounds, and overall facility optimization. Knowledgeable in LEED green building rating system, building codes and safety regulations.
The Director, Facilities Management is responsible for managing the design, planning, construction and maintenance of all the company’s real estate buildings and building-related equipment, machinery and systems, including establishing and overseeing environmental health and safety programs and standards and ensuring compliance with all relevant regulations. Will directly oversee the duties and responsibilities of the facility where located and will manage and provide input and guidance to other real estate locations through local on-site facility staff or service providers. Base in Abu Dhabi, UAE.
1. Responsible for the overall preventive, corrective, routine and emergency maintenance of ELITE buildings and grounds. Schedules and coordinates maintenance and repair of equipment and systems including HVAC, fire detection and suppression, plumbing, electrical, building security and grounds. Engages and manages subcontractors and service providers ensuring that business disruptions are minimized. Develop contracts and pricing for vendor provided services such as cleaning, grounds maintenance, plowing, security, etc.
2.Oversees leases and lease agreements for all facilities. Monitors lease expirations and coordinates lease extensions with appropriate business management. Conducts evaluations of commercial real estate markets to determine facility alternatives based on business needs. Responsible for leading negotiations regarding facility and real estate leases and/or sale/purchase arrangements. Interacts with landlords and sub-tenants to ensure that services delivered by landlord are in line with lease agreement.
